Opportunity awaits in centrally located Barkeley Square! This first-floor, end-unit condominium offers 2 bedrooms, 2 baths and approximately 1,107 square feet of living space, along with an enclosed lanai and assigned covered parking. The unit already offers several desirable updates, including a spacious kitchen with solid-surface countertops, stainless steel appliances, tile backsplash and ample cabinetry. The main living areas provide a comfortable living and dining arrangement that opens to the enclosed lanai, creating additional space to relax and enjoy the Florida lifestyle. The primary project for the next owner will be completion of the two bathrooms. Following prior plumbing and remediation work, portions of the bathrooms were opened and have not been reassembled. Fixtures are present, but the bathrooms are not currently functional and will require drywall, finish work and reassembly before use. The remainder of the unit appears to offer a good foundation for a buyer prepared to complete the unfinished work and add their own cosmetic touches. Barkeley Square offers an appealing collection of community amenities including a swimming pool, clubhouse, fitness center, tennis and shuffleboard courts, sauna, and barbecue/picnic areas. The community's central Fort Myers location provides convenient access to shopping, dining, healthcare, major roadways, Southwest Florida International Airport, and the many recreational opportunities of Southwest Florida. With more than 1,100 square feet, two bedrooms and two baths, an updated kitchen, enclosed lanai, covered parking, and a first-floor end-unit location, this property offers plenty to work with for an investor, renovation buyer, or owner looking to finish the remaining improvements to their own specifications. Property is being sold AS-IS. The bathrooms are not currently functional. Buyers should independently evaluate financing eligibility based upon the property's present condition and are encouraged to conduct thorough inspections and independently verify the condition and functionality of all systems, components, appliances and improvements. Buyers should also independently verify current condominium fees, assessments, insurance, amenities, rental and pet restrictions, and all other association requirements.
